This is a practical discussion checklist. Services and terms differ between providers; confirm the details directly and in writing.
Start with the actual visits
Ask how often they will check the property, what each visit covers and whether they go inside. Find out how they report back, especially after storms or a problem with water, power or security.
Agree the key arrangement
Discuss where keys are kept, who may use them, how access is recorded and what happens if a set is lost. If tradespeople need entry, agree who authorises and supervises it.
Plan for something going wrong
Ask who responds outside normal hours, what they can approve without reaching you and how expenses are handled. Share emergency contacts and the location of stopcocks, electrical controls and any alarm instructions.
Make the scope clear
A keyholder may offer checks but not cleaning, gardening, pool care or managing guests. Ask for the precise service area, spoken language, price, notice period and any insurance relevant to their work.
Before you decide
- Request a written description of tasks, frequency and reporting.
- Check the business details and ask for references suited to your property.
- Confirm how keys, personal data and access codes are protected.
- Arrange a first walk through of the home and its particular risks.
